To request a quote for a deed, clients need to specify the kind of deed they would like the notary to draw up and they need to provide the information necessary to determine the notary’s fee, the expenses and the taxes to be applied.

They also need to indicate:

  • First Name and Surname
  • Full Address
  • Contact Number
  • Approximate timeline for the completion of the deed

Our quotes include taxes, expenses and fees relating to ordinary deeds, i.e. those who do not require the resolution of more complex issues. Consultations on more specific issues can be requested separately, and we will issue a separate quote for them.

Our quotes are valid for 90 days, except when variations on taxes are imposed by the law.

When sending a request for a quote, clients confirm that they have seen the privacy policy available on our website and that they authorise treatment of their personal data with the sole aim of responding to their request for a quote. Clients’ personal data will not be shared with third parties.


The cost of drawing up a deed for the acquisition of real estate depends on the price of the sale of the real estate and, in some cases, on its cadastral value.

When buying from a private (or from a firm that did not construct or refurbish the real estate) it is necessary to indicate:

  • The property register data (dati tavolari) of the real estate;
  • The price of the sale;
  • The cadastral revenue of the real estate, that can be evinced from a recent land registry search. If the client does not possess a recent land registry search, it is sufficient to indicate the cadastral data of the real estate (to be provided by the seller), in order to enable the notary to individuate the cadastral revenue and calculate the taxes to be applied;
  • If the client would like to ask for a tax relief for the acquisition of a first home;
  • If the client would like to ask for a contribution from the province of South-Tyrol.

When buying from a firm that constructed or refurbished the real estate (provided that the construction or refurbishment took place in the last 5 years), it is enough to indicate:

  • The property register data (dati tavolari) of the real estate;
  • The price of the sale (net of VAT);
  • The name of the firm that sells the real estate;
  • If the client would like to ask for tax relief for the acquisition of a first home;
  • If the client would like to ask for a contribution from the province of South-Tyrol.

If the acquisition is financed by a secured loan (mutuo ipotecario), the client needs to indicate the sum asked to the bank, and, possibly, the sum of the mortgage (ipoteca) that needs to be registered (this is established by the bank and it is usually equal to one and a half or twice the sum the client is given as a loan).

 

In order to request a quote for a secured loan (mutuo ipotecario) the client needs to know the amount of the loan and, where possible, also the amount of the mortgage (ipoteca) that needs to be registered (this is established by the bank and it is usually equal to one and a half or twice the sum the client is given as a loan).

If the client intends to process the mortgage together with the deed of acquisition of the real estate, there is no need to send any further information. If, instead, the mortgage is not to be processed together with the deed, the client will need to indicate:

  • The property register data (dati tavolari) of the real estate to be mortgaged;
  • Whether the deed of acquisition was processed in this studio (in which case we can charge less for the cadastral verifications, because these have already been carried out when the sale was processed and it is, therefore, sufficient to update them).

 

To request a quote for processing the articles of association of a firm it is necessary to indicate the type of firm, the share capital, the transfers of assets and the name of a business consultant or accountant.

Nota bene

If not otherwise indicated, our quotes for notarial deeds include, besides the notary’s fee, the taxes that the notary needs to pay to the State on behalf of the client, and the expenses that are normally foreseen for the preliminary verifications. The quote takes into account the complexity of the deed and the foreseen expenses from the beginning to the end of the process.

The quote is always prepared on the basis of the details given by the client, and it could need to be modified if these details are found to be inexact or incomplete, or if the expenses foreseen by the notary result being higher than predicted (for example in the case of expenses for cadastral surveys, for the firm register or for other public registers). Any variation to the initial quote will be communicated to the client as soon as possible.

The quote is based on current legislations and it can, therefore, need to be modified if the legislations change, in particular the tax legislations. In this case, the notary will communicate details and impact of the changes to the client as soon as possible.

Payment of the amount estimated must be made when the client signs the deed. In case of revocation of the appointment, or if it is not possible to sign the deed for any reason not ascribable to the notary, the client must pay 50% of the fee agreed and refund all the expenses that the notary incurred in up until that point.

The quote includes also the cover of the professional liability insurance (with a limit of liability of 15 Million Euro). The client, whilst the deed is processed, can ask for additional services, such as consultancies on specific subjects, for which the notary will then produce a separate quote.
